No.3 Circle Square is a new build, 15 storey, environmentally sustainable office building, complemented by a new public realm space located in the heart of Circle Square, Manchester. The building includes open-span 20,000 sqft office floorplates complemented by high quality, boutique reception and amenity spaces that include two roof terraces with panoramic city views.
Designed to attract global brands, and providing over 2000 jobs when fully occupied, the building encompasses Bruntwood SciTech’s ambition to create world class infrastructure that accelerates the growth of businesses. No.3 Circle Square has achieved 66% pre-let prior to handover; a testament to the success of the Client vision and a holistic design process working in unison.
No3 Circle Square is a pioneering building in terms of architecture, sustainability and amenity. Mechanical and electrical services are championed and thoughtfully integrated into the architecture. Utilising floor-by-floor mechanical heat recovery and ventilation; intake and exhaust air moved via innovative perforated brick panels set across the entire building facade. This achieves numerous efficiencies; in operation, in materials, and spatially. The building achieves net zero carbon in operation, net zero embodied carbon, BREEAM Excellent, NABERS 5 star and EPC A ratings.
The amenity includes roof terraces, an on site gym, showers and changing facilities, secure cycle storage and in house barista station in the reception. In addition, the new public realm, called Symphony Gardens, provides over 20,000sqft of accessible, biodiverse, landscaped areas for the public to enjoy.
