Mansell Building Solutions (MBS) has been appointed as specialist MMC contractor by Lovell Partnerships for a new apartment development at Stonedale in Croxteth, supporting the delivery of high-quality affordable homes as part of the wider £20m Stonedale Regeneration Project in partnership with Cobalt Housing.

The four-storey scheme will deliver 27 new apartments, forming a key component of the Stonedale Regeneration Project masterplan, which aims to replace outdated housing stock with modern, energy-efficient homes and strengthen the long-term sustainability of the neighbourhood in north Liverpool.

Mansell will deliver a panelised light gauge steel framing (LGSF) solution for the scheme, using its factory-first, off-site manufacturing capability to bring greater certainty to programme, quality and safety. The scope includes the delivery of a Voestalpine Metsec structural frame, alongside fully finished internal structures incorporating drylining and fire stopping.

By shifting critical construction stages into a controlled factory environment, the approach reduces reliance on on-site labour, improves build consistency and supports a more predictable delivery programme. This is invaluable on live regeneration schemes, where coordination, safety and certainty are essential.

The appointment marks the first collaboration between Lovell Partnerships and Mansell Building Solutions, with the Stonedale project forming the starting point of their working relationship in 2026.

Martin Lynch, Head of Commercial at Mansell Building Solutions, commented: “Regeneration projects like Stonedale demand a delivery approach that prioritises certainty from the outset. Our factory-first model allows key design and construction decisions to be locked in early, reducing risk and supporting a safer, more predictable build process on site.

“This project is a strong example of how modern methods of construction can support the delivery of high-quality, affordable homes within established communities, and we are pleased to be working with Lovell Partnerships for the first time on such an important scheme.”

Tahreen Shad, Regional Partnerships Director at Lovell Partnerships, added: “The Stonedale regeneration is an important investment in the future of the Croxteth community, delivering much-needed affordable homes as part of a wider neighbourhood transformation. Appointing a specialist MMC contractor like Mansell supports our focus on build quality, programme certainty and safe delivery. We are pleased to be working with Mansell on this scheme and look forward to developing a strong collaborative relationship.”

Pauline Allen, Development Manager for Cobalt Housing, said: “As part of our commitment to delivering high-quality, future-ready homes, our team visited Mansell Building Solutions’ MMC factory in Chadderton to see their factory-first processes first hand. Understanding how the light gauge steel frames are designed, manufactured and quality-checked in a controlled environment gave us real confidence in the approach being taken at Stonedale. MMC plays an important role in helping us achieve consistency, quality and programme certainty across our regeneration projects.”

The Stonedale appointment follows the recent launch of Mansell’s expanded manufacturing facility and dedicated MMC Centre in Greater Manchester. The Centre provides a full-scale prototype environment that allows clients, designers and project teams to review build details early, supporting better decision-making and reducing risk before projects reach site.

Its involvement in the Croxteth regeneration scheme reflects Mansell’s wider focus on building certainty through early engagement, disciplined factory-first delivery and close collaboration with clients and delivery partners.
